$5 million in commercial property sold in Noosa

March has been a triple treat of auction success for Ray White Commercial Noosa and Sunshine Coast North who sold three properties during their auction campaign for a total of $5,475,000.

Agents Tracey Ryan and Dave Brinkley achieved three exceptional auction results this month, with each property well contested and achieving excellent returns for the vendors.

“In one of the quietest times of the year and with an election pending and other uncertainty, Ray White Commercial Noosa and Sunshine Coast North has sold three very diverse properties under auction conditions,” Ms Ryan said.

Adjoining professional suites 3 and 4/253 Gympie Terrace, Noosaville, were offered to the market together and sold for a total of $1,750,000 on Friday 18 March.

Ms Ryan said the auction exceeded the vendor’s expectations.

“The successful buyers secured the property against multiple bidders and several post-auction buyers who were onsite with cheque books in hand,” she said.

On 11 March, two CBD retail lots in Pomona sold under the hammer for $825,000.

Lots 1 and 2 at 4 Memorial Avenue comprise 409sqm total area, with the building only for sale. A local butcher and fruit and vegetable store are long-term tenants that enjoy strong community support.

Mr Brinkley said the properties achieved four registered bidders.

“In a town where commercial land is held tightly and seldom changes hands, it is not surprising there was keen bidding at auction for the two Pomona lots,” he said.

Located at 23 and 25 Sidoni Street, Tewantin, two of the last remaining land parcels in the CBD were sold prior to auction for $2,900,000 on 17 March.

With business centre zoning, Ms Ryan said the sites offered a wide range of potential uses, including retail, commercial or residential. The winning bid went to a local developer.

“The inquiry was from serious commercial investors and developers with long term commercial experience on the Sunshine Coast. The sales were in line with our market expectations,” Ms Ryan said.
