Judges Commendation: Mojac Constructions for Kleinschmidt Residence (Peregian Beach). 355046_17

It was a build that the judges of the 2023 Master Builders Sunshine Coast Housing and Construction Awards considered of such quality that it warranted a special commendation.

The Kleinschmidt Residence at 13 Tern St, Peregian Beach, by Mojac Constructions was planned and designed with the knowledge of the finished project will be the “forever home“ of the clients.

Working closely with the designer and clients, the builders ensured the ocean views, practicality of the home along with a “wow’’ factor all came into fruition.

Features of the build included the custom-designed, hand-laid natural stone to the front entrance and, being mindful of sustainablity, a 10kW solar system was also part of the project along with a Zip water system installed in the kitchen.

To save on the home’s footprint of recycling rubbish, the Palonia timber ceilings to the deck areas and entry, including the lounge room eave, are grown from a sustainable timber plantation in Western Australia.

A well-designed kitchen, butlers kitchen and alfresco area overlooking the pool were important to the clients.

The featured stonework on the fire place incorporated a ventilation system to create the airflow to be released above the TV to prevent heat damage to the appliance.

The rendered smooth finish concrete look to the external walls and front fence is a unique look for the home.

The special order of the concrete bath in the guest room ensuite is a feature of this room along with the concrete basins in the bathrooms all add to these areas.

To lower maintenance to some areas, we included Knotwood screening and fencing which provides the look of timber finishing but the longevity of aluminium, especially taking into consideration the home being so close to the beach.

The aluminium Heka hoods were fitted to the eastern side windows to provide sun shelter for heat and rain protection to the home.

Bi-fold aluminium doors allow a smooth transition bring the outside in and providing the feeling of open living spaces.

The louvre windows ensure great airflow and cool sea breezes are captured and circulated through the home.

The steel mono-stringer staircase was a feature given that it was welded together in one piece eliminating the need for post supports which gives it a seamless and open look to the stair case.

This staircase was carried into the property by hand with six people making this possible.

Throughout the build, Mojac worked through three unprecedented weather events and along with the many price rises of materials and products and adding in longer than usual wait times for goods and services.

With all of this to contend with, they still completed the project with not too much time added to the finish date.
